Do you replace our current vendors?

No. DND manages your current vendors and can even supplements them with our own vetted rapid-response teams. We add an accountability and control layer that enforces response times, closes tickets, and handles overflow and emergencies.

How does DND integrate with our existing software?

We integrate directly with your property management system (AppFolio, Buildium, Yardi, Propertyware, Rent Manager, etc.) while operating our own centralized operations desk. You keep your system — we control the maintenance flow and accountability.

Who handles after-hours emergencies?

DND operates a 24/7 operations desk. All after-hours calls, emergencies, and escalations route through us — so you don’t have to.

We manage all routine, urgent, and emergency maintenance coordination- plumbing, HVAC, electrical, locks, water leaks, turnovers, and more. If it's maintenance related we coordinate it.

What types of issues do you handle?

Do you perform the work yourselves?

Sometimes, but our PRIMARY role is coordination and accountability. We ONLY step in directly when needed or when speed is critical.

How is pricing structured?

Pricing is based on a monthly operations retainers tied to portfolio size, plus a small coordination fee per work order. Repairs and vendor invoices are billed separately with your approval rules in place. DND builds a maintenance plan around door count, vendor ecosystem, and workflow.
